FL Studio

His primary tool for creating electronic music is FL Studio. FL Studio has it all: a mixer, a sequencer, loads of special effects and filters. Truly fantastic. He strongly suggests you purchase a copy! It takes a while to get used to using it, but it really makes music-making a digital breeze.

MAGIX Music Editor 2.0

When Jon needs to modify, cut and paste the sounds he uses in his songs, he uses MAGIX. It was cheap — he got it at Best Buy for $30. It’s very handy for the wave-editing that FL Studio can’t do. He looked at their site (magix.com), but I couldn’t find it. Maybe they don’t sell it anymore?

Bink Video’s RAD Video Tools

He’s started making songs based on movies and TV shows that he likes, and sometimes it’s useful to extract sounds from the movie trailers and movie clips that are available online. To accomplish this he uses the RAD Video Tools from Bink Video. They’re donationware, so be sure to give them a few bucks if you find their stuff useful (he did).

Loops and Samples

Jon has purchased thousands of loops, samples and instruments for use in FL Studio. Two of the places he’s gotten the sounds from are PlatinumLoops.com and PeaceLoveProductions.com. Both have a large selection at reasonable prices.

Hardware

He uses an audio-technica studio microphone for vocals (AT3035), and an Edirol UA-25 USB Audio Capture device to record from the microphone. He loves the Edirol because it’s very small (perfect for my desk) and supports two studio microphones and has a digital output for headphones.

If you’re interested in creating your own music, he wants to tell you this: it’s a lot easier (and cheaper) than you might think. You don’t need a studio (even for vocals). He records vocals in his office at home. All of the software and equipment costs came to around $1,250 (including the loops). The equipment all fits on my desk, and the software runs on my home PC. FL Studio needs a good bit of memory, so Jon suggests you don’t have less than 1GB of RAM (that’s how much he has and it works fine).

The Real Cost of Living

To those of us keeping a close eye on our  debt & finances, the official 3% inflation rate might seem a little short of the mark. It may well be above the Government’s target of 2%, but to most UK households, a 3% rise in average costs would be affordable, if a little inconvenient.

In reality, the UK has recently experienced some much sharper rises in costs of living that are putting many people under serious financial strain.

It’s clear that the official inflation rate does not tell the full story. For that reason, The Telegraph recently reported on the Real Cost of Living Index (RCLI): an unofficial inflation measure designed to map out how much more each year the average British citizen is paying out for their essential costs of living – those that are unavoidable without making significant lifestyle changes.

RCLI: how is it different to official measures?

The Real Cost of Living Index aims to give a realistic weighting to the essential costs of living, which The Telegraph says “provides a more realistic picture of costs faced by hard-working families”. In particular, this includes housing (i.e. mortgage/rent), groceries, utilities, transport and taxes.

The current RCLI rate of inflation has been measured at 9.5% - over three times the official inflation rate of 3%.

To date, the Government have relied on the CPI (Consumer Price Index) and RPI (Retail Price Index) measures of inflation. Both measure the change in prices of a vast range of goods and services (known as the ‘basket of goods and services’), intended to represent the average buying habits of the British public.

There’s a problem with this method: for your own rise in costs to mirror inflation, you would have to buy everything in the Government’s ‘basket’, in the right quantities. In reality, each individual is only likely to buy some of these.

Considering that a reasonable proportion of household spending is taken up by groceries – of which The Telegraph reported a 23% yearly rise in average prices – it could be argued that the 3% inflation rate proves that CPI doesn’t give a clear enough picture of how or where prices are rising.

Why would official inflation figures conflict with real-life experience?

It’s a matter for great debate as to exactly why the official inflation rate of 3% falls short of so many real-life experiences. One explanation is that CPI does not include council tax and mortgage costs – two major expenses to any homeowner. But RPI does include these, and even RPI inflation is only 4.2%.

Government inflation measures give different weightings to items according to the perceived importance to the average person’s budget. But the much higher RCLI inflation figures suggest that essential costs of living are not being weighted highly enough in the official statistics.

What’s more, the Government has increasingly included items in their figures that are known to be steadily falling in price – most notably consumer electronics. This, along with items that experience little or no change in price, may go some way to neutralising the effect of such large rises in costs of living. And this could make the inflation rate look unrealistically low.

Are inflation figures transparent?

Some critics have suggested that items in the ‘basket’ may be chosen for political reasons, rather than for an accurate representation of costs of living. There are a number of reasons why this could be the case.

Steady inflation
In many ways, a low-inflation Government is seen as a successful Government. The last time the economy really struggled was under the Conservatives in the early 90s – and this was cited as a major factor in their loss of power. 3% inflation is by no means a low rate of inflation, but it’s a lot better than 9.5%.

Risk of a downturn
On the other hand, announcing an official inflation rate of 9.5% could be devastating to the economy. In times of uncertainty, a large part of recovery is down to consumer and lender confidence.

High inflation means money is technically worth less – so people are poorer, and spend less. If companies give pay rises in line with high inflation, the prices which cause inflation are sustained, and may continue to rise. If they reach a certain point too quickly, demand will suddenly fall – meaning business are stuck with high costs that are not being met by demand, and may be forced to make cutbacks. If this results in above-average unemployment, companies are hit by a further reduction on demand, which could lead to further cutbacks – potentially sparking economic recession.

The rise in costs of living may well be higher than inflation would suggest – but the inflation rate affects consumer confidence. In this sense, an unrealistically low inflation figure could in fact save the economy from further damage.

Is it accurate?
Thirdly, a 9.5% inflation rate wouldn’t give the full picture. Yes, some of the most significant costs of living are rising at this rate – but the costs of many other goods and services aren’t. For example, the average consumer does not need to spend 9.5% more of their disposable income on things like CDs, DVDs, books, trips to the cinema, and pints of beer than they did this time last year.

With that in mind, could it be that grouping a ‘basket of goods and services’ together and measuring the average rise in costs isn’t accurate enough? With increases in essential costs of living varying so wildly from that of other goods and services, it might be more accurate to release different figures for different areas of the economy – only then would it be clear just how much are costs are rising, where they are rising, and how much of a problem it is.

However inflation is measured, the Real Cost of Living Index is an important figure. It measures costs which have a huge impact on how much we have left as disposable income. Regardless of whether they publicly acknowledge it, the Government may well take a 9.5% rise in these costs very seriously.

Buying real estate always seems to involve making more decisions than you ever thought necessary, or even possible. It’s the other side of the coin that says it doesn’t pay for the seller to spend that money on the job. As the buyer, you come out ahead because of that simple fact.

Besides the likelihood of saving yourself time and expense, there are other reasons for choosing a home with an already-finished basement. It’s easy to say you’re going to finish the basement, but it’s a big job that tends to get put off. There are lots of homes for sale, old homes with someday we’ll get it done basements. Unfinished, unused basements can get damp and moldy. They are often unpleasant places, and can become health hazards.

On the side of advantages to be gained by having the basement finished and using it, it’s a fact that basements tend to be more easily controlled in maintaining livable temperatures. They keep relatively warm in the winter and cool in the summer, which means that you’ll spend less on heating and air conditioning if you spend time actually using that downstairs space.

A usable, functional basement provides useful living space. Basements are no longer just places for storage of unused items. A well finished basement can be used for additional bedrooms, game rooms, a hobby room, a living room, or places to exercise.

If you live in a place where tornadoes might be a danger like the Midwest, basements are also the best place to take shelter when a storm threatens. The need to take shelter with a tornado approaching can be frightening especially for a child, and a comfortable, accommodating space can help ease anxieties and make the ordeal more tolerable for the entire family.

So when you buy your next piece of real estate, do yourself a favor and look for a home with a finished basement. Take advantage of someone else having done the work and you will be the one to be ahead.

Gibraltar, Granada & Huelva Climate & Temperature Averages

The Gibraltar temperatures in the December winter month fall in the region of a minimum of 11 and a maximum of 17 degrees on average. After winter comes spring and the Gibraltar climate warms with mean temperatures in March in the range of 12 to 18 degrees celcius. In June the summertime Gibraltar temperature range is from an average low of 18 degrees to an average high of 25 degrees celcius. Average temperatures beging to fall in the autumn so that in September the Gibraltar climate has records of mean temperatures of between 19 and 26 degrees low and high respectably.

In the case of the Granada climate in the winter average temperatures in January have a range of between 1.3 and 12.2 degrees celcius. The temperature values for the Granada climate increase in the springtime reaching a range of 6.4 to 18.8 degrees celcius in April. Summertime is hot and in July the Granada temperature ranges between an average minimum of 17.1 degrees and a maximum of 33.5 degrees. In the autumn Granada temperatures begin to fall and by October the temperature range is between 9.5 and 17.1 degrees celcius.

The Huelva temperatures in the February winter month fall in the region of a minimum of 7.7 and a maximum of 17.6 degrees on average. After winter comes spring and the Huelva climate warms with mean temperatures in May in the range of 13.4 to 24.1 degrees celcius. In August the summertime Huelva temperature range is from an average low of 19.3 degrees to an average high of 31.8 degrees celcius. Average temperatures beging to fall in the autumn so that in November the Huelva climate has records of mean temperatures of between 10.4 and 20.2 degrees low and high respectably.

STD testing

STD testing is an extremely important part of your overall sexual health in all humans. Millions of people are becoming infected with sexually transmitted diseases each year, also know as STDs. Commercial lenders also often require more explanation when it comes to general-purpose, limited-purpose or single-purpose properties. General-purpose properties are those for which there is a competitive rental demand with generally accepted physical characteristics that appeal to many general users. Examples are warehouses and retail stores. A limited-purpose property would be a facility like a service station or department store capable of conversion to another use.
